But lot of business mind customers (including ourselves) would prefer for their asset to pay for itself. Nothing prevent to have for example a south facing wing of the Palace for private use and the rest to act as a five star hotel, spa, conference centre or private club. We think it's a win-win situation where beautiful full of history estate can be restored to previous glory preventing architecture from slowly dilapidating and in the same time providing work place for local people and sharing with guests fruits of owners effort to keep history alive.
Even Prince Charles of Wales on his 2010 visit to Poland decided to invest in Palac Bozkow to rescue it from slow fall into ruin. Sadly probably by decision of his PR advisor he has to cancel his plans as it will not look good to have another holiday Palace when UK was just coming off 2008 crisis.

The Process
- Purpose of the purchase. Family retreat, a new business with living quarters, investment, restoration?
- Deciding on ownership aspects. Private, company, off shore, trust etc.
- Ready to occupy or with development and restoration potential
- Prospecting and selecting property.
- Trip with Client to visit property or few possible winners, get the "feel" of the space. Decide which one to follow.
- In both cases survey need to be done to find out a real value of the property, any necessary works needed if already restored or complete report for construction cost to bring Palace or Castle to previous glory.
- Feasibility study taking under consideration grants from European Union (sometimes even 50% of listed building restoration cost) and grants from Polish Ministry of Culture and Arts.
- In the same time a brief architectural mind storm will be undertaken to assess how the estate can be developed to maximise buildings area, gardens, parking, helipad, tennis courts, stables, pool etc taking under consideration desired purpose of the property (private palace, hotel, spa, conference centre, horse breeding and train centre, casino, private club, medical clinic etc).
- Please do not be fooled. Restoring listed castles and palaces is not for faint hearted. It takes a bit more time than regular construction process, liaising with listed building architect to restore property in line with original features and of course finishing this royal establishment according to yours vision.
- Decision on proceeding with the purchase has to be made.
- Notary documents, Limited or LLC company preparation, trip to Poland to sign ownership witnessed by Certified Notary.
- What is very important for investor 99% properties in Poland have freehold ownership. No leaseholds and landlords who can dictate what can be done with property.
- Proper designing process will follow with preparation of scope of work, tendering for construction and restoration works, in some cases archaeological survey needs to be done.
- At the same time depending on purpose of the project a branding, marketing process will take place to raise awareness in Poland and create "buzz" which will help achieve desired outcome.
- Documents to maximise grants from Poland and EU will be drafted and pursued.

In XV century it started as a defensive tower and in time was extended into castle. In XVII century new wings were erected to create a more of a palace complex that sterile castle environment.

Hotel St Bruno
First materialised in 1285 by Teutonic Knights. Was upgraded many times during it's challenging history. Bough by investor in 2010 and reconstruction took 18 months. Castle was in very bad condition, foundations starts to sink into the ground due to damp ground.
